New Mandatory CA Senate Balcony Laws SB 721 (2018) and SB 326 (2019) now require inspections of wood-framed Exterior Elevated Elements (EEE). The first inspection must be completed by January 1st, 2025.
Who is affected and what happens if we don’t comply?
Owners of multi-family buildings with three or more dwelling units that have exterior elevated elements (EEE) which are located more than 6 feet above adjacent grade, such as decks or stairways, will need to comply with these Laws and must hire a licensed professional to inspect the building’s exterior elevated elements to ensure they are in a general safe condition and free of deterioration that could pose a safety hazard.
Failure to comply could lead to substantial fines and fees and potential liability in the tragic event of a structural failure like the 2015 Berkeley balcony collapse.
Our team of experts, professional engineers and architects at INSPECTICA combines more than 40 years of experience and are fully licensed. We can help with best-in-class economical and reliable inspection services for balconies and exterior elevated elements.

The inspections address structural integrity, flashings and waterproofing of these elements.
Each initial inspection begins with an on-site screening to identify areas of EEEs, a free consultation and an inspection quote.
During a Full Site Inspection, we employ non-invasive/non-destructivestate-of-the-art technology like, Moisture Sensors to locate damp areas susceptible to dry rot, Infrared imagery to pinpoint locations of moisture intrusion and Endoscopic imagery to visualize concealed framing cavities, in addition to Visual Inspection.
After inspection, our engineers analyze and evaluate the collected data and prepare a comprehensive report on the condition of elements, along with the necessary recommendations for repairs or maintenance. This helps clients understand the condition of their elements and make informed decisions.
After completing the report, we will promptly send it to our clients. If repairs or maintenance are needed, we'll provide a detailed bid with all costs and services included. We're committed to transparency, customer satisfaction, and take responsibility for our inspections. Our goal is to provide the best possible service.
